Here is a very interesting Q & A I had with Jason Grant, developer.
Not many developers would give you the time required to answer questions in full, but Jason who is now developing his newest project in one of Brisbane’s most in demand Beachside Suburbs, is very proud of his newest project and gladly gave up his time to confirm why he selected the location and design the style of property to suit this premium site.
When you think about it the developers are the ones taking a lot of risk from day one, especially smaller boutique developers, so you can imagine the countless hours and research that goes into eventually giving a development site the seal of approval and before putting thousands of dollars on the line!

Q. Jason you have been developing projects over the past 15 years. What do you feel make your projects stand out from the crowd?
We work hard with our design team to make sure every dwelling is architecturally different from those around it. Too often we see developments where all the dwellings look the same. Same pot of paint. Same roof line. We achieve a different architectural look by varying the windows, colours, roof lines, external cladding and screens. We also make sure the dwellings are functional so we would be happy to live in them.
In the case of Summerfield, every dwelling has 2 car lock up PLUS additional storage which in the 3-level dwellings is sufficient to store a camper trailer or small tinny. Living areas have a powder room separate to the main bathroom and en-suite so visitors don’t need to enter private spaces to use the toilet.
We also make sure the little things are considered. TV and power points are in the right spots including access to power points on the verandas and patios so these spaces have the things that are needed to be used as proper entertaining spaces. Studies are not just tucked in the corner of the living area, but a dedicated space is created away from the common areas so it can truly be used as a place to work and study.
Q. You obviously do a lot of research before deciding on a parcel of land and Manly West is a very “in demand” location. What do you like about the area and why did you choose this parcel of land for your newest development.
We had been looking around Manly for quite some time before we identified the site which is now Summerfield. We like the area because of the amazing community amenities and easy access to Moreton Bay.
There are many private and public schools, one of which is only 200m from the site. Large multi nationals have also started to come into the area with a new Bunnings opening earlier in the year and much work being done to re-vamp the main business strip at Manly, which is a short 3m drive from the site.
The site adjoins a beautiful shady park and the project has direct access to it. It is elevated and there is always a sea breeze. Less than 5 minutes away is the Manly foreshore which has recently been enhanced to include a Southbank like recreation park which is always popular.
Directly across the road is a bus stop and small convenience centre including an IGA and 5 speciality retailers. Less than 2km away is a choice of 2 larger shopping plazas and Westfield Carindale is only 5km away. For us, the site has everything we look for to be able to create a complex that we would be happy to call home.
Q. The floor-plans for your new project are very spacious. I would say you are targeting owner-occupiers and investors alike, correct.
That’s exactly right. All dwellings are in the order of 200m2 under roof. These are big! This is the result of adopting a terrace home style which meant that architecturally we did not need to step the upper levels in as you would for a normal duplex. The generous width of the ground level continues through to the upper levels. Most bedrooms have ended up being 4.2m wide!
We based the design around one of our previous Central Lane apartments in that ticked a lot of boxes for us. The internal layout is similar to Summerfield and has proven to be very popular with the occupants. This spacious, functional design has proven to be very popular with all dwellings being fully let for the 2 years post-delivery which we were involved in.
The Summerfield design is largely based on our experience with Central Lane with a few important tweaks to suit the Owner Occupier market. In short, we liked the design and know it works and is popular, so we are repeating that winning formula.
Q. You discussed the very high level of interest from Owner Occupiers in the complex.
Yes, we have had a very strong level of interest from Owner Occupiers with a large proportion of the project sold to Owner Occupiers. It is very pleasing to us to see the level of support the project is receiving from the local community. This is one project where we don’t have to worry about the Body Corporate. There are certainly a lot of people keeping an eye on how the complex is maintained.
Q. You mentioned the project offers great value for money compared to other projects, do we have statistics?
The very high level of Owner Occupier interest speaks for itself. The site has 3 street frontage, one of which is Lewis Place which is a bit of an exclusive enclave where 3-bedroom homes sell for $900k plus.
We’re selling terrace homes with the same size under roof with direct access to the park for half the price. Once we start construction of Stage 2, the price list for the final stage (Stage 3) will be set with higher prices than the first 2 stages, so Purchasers now are going to benefit from the immediate capital gain associated with this rise.
Q. Any architectural features incorporated into the building that really stand out? (Point of difference?)
The terrace home design sees that every dwelling benefits from cross ventilation. Every window has fly screens and every accessible door and window has a security screen, so occupants can benefit from the natural breezes and feel safe. No need to shut the place up when you duck down to the foreshore or shops. The house will always be cool for you when you return.
There are also high ceilings (some above 2.7m depending on the roof line) and fans in every room (and on the deck) means that the dwellings will always feel cool and inviting.
Q. Anything else you feel investors would want to know about the project, yourselves as developers or the architect?
THE DEVELOPER – We have been developing in Queensland for the past 10 years and have delivered many residential and commercial projects. Summerfield brings together all of that learning to deliver a residential complex we would be happy to live in ourselves. Direct access to the adjoining park, large living spaces, ample storage and easy access to Moreton Bay is hard to go past.
THE ARCHITECT – The architect is Ian Webb Architects who has won many awards. We’ve worked with Ian and his team on the last 3 projects and have always been impressed with the level of functionality he achieves internally and the visual interest externally. We’ve been proud of every project Ian has designed for us.
THE BUILDER – We have recently appointed http://www.ppservices.com.au/commercial/overview/ as the Builder .We are very happy to have them involved in Summerfield.
